Why every DMV homeowner with assets needs an umbrella policy

The most common gap I find has nothing to do with the house. It is the liability limit on the auto policy, and the missing umbrella sitting above it.

What does an umbrella policy actually do?

An umbrella extends the liability limits on your underlying auto and home insurance, normally in million-dollar increments. If you are at fault in a serious accident and the injuries exceed your auto liability limit, the umbrella responds above it. Without one, the difference comes out of your assets — your investments, your savings and the equity in your home.

This is why I treat it as the first policy in a review, not the last. A home policy protects a building you can rebuild. An umbrella protects everything you have spent a career accumulating.

Isn't an umbrella just for the very wealthy?

No. That is the single most common misconception I run into, and I hear it from people who own a home in Bethesda, Arlington or Northwest DC and have far more exposure than they realize.

An umbrella is for anyone with assets, and especially for homeowners. The cost is genuinely small relative to the protection — a first million typically runs a few hundred dollars a year when it sits on top of a properly structured auto and home package. Over sixty percent of the clients referred to me have never had an umbrella explained to them at all.

Your biggest liability exposure is not your house. It is the car you drive every day, and the drivers in your household.

What I recommend

  1. Confirm your auto liability limits first. Most carriers require meaningful underlying limits before they will sell you an umbrella at all.
  2. Size the limit against your net worth, including the market value of your home. That is the number a plaintiff's attorney starts from.
  3. Make sure every property, vehicle and rental you own is listed on the policy. An umbrella only responds to risks it knows about.
  4. Revisit the limit whenever your net worth moves materially.

The short version

An umbrella extends your auto and home liability in million-dollar increments, and it is the only policy that stands between a serious at-fault accident and your assets. If you own a home in the DMV, you should have one.
